Auction Results: Residential Farm, Co. Roscommon.

Specialising in bringing to the market a variety of properties that fit the needs of both the first-time buyer and the experienced land investor, Downes & Sons Auctioneers held their first auction on 2018 on 27th April at The Shamrock Lodge Hotel, Athlone. Of very keen local interest, this well-attended auction offered up for sale a tract of land of c. 46.6 acres consisting of a residential farm, agricultural land and bogland broken up in to three lots.


Proceedings started with Lot 1, a residential farm at Dugra, Bealnamulla, Athlone, comprising of c. 21 acres of good quality land with outbuildings. Bidding started slowly with Seamus Downes, Auctioneer, soon getting things moving. Following this slow start, matters progress to a final bid of €170,000. Following a short recess, the property was withdrawn from auction and is now back up for sale by private treaty.


Lot 2 at Cuilfadda & Derrinshin, Co. Roscommon, comprising of c. 15.54 acres of good quality agricultural land and bogland, was withdrawn at €62,000 and is now also back up for sale by private treaty. The current offer stands at €70,000.


Finally under the hammer was Lot 3 at Cloonoghill, Co. Roscommon consisting of c. 9.11 acres of excellent quality agricultural land. As anticipated, this piece attracted the largest amount of interest. The opening offer was €80,000 with initial bids in multiples of €5,000 advancing to multiples of €2,000 and €1,000 before concluding at €108,000. Equating to almost €12,000 per acre, the land was bought in trust and received a round of applause by those attending.
